Boston, MA– Bain Capital Real Estate and Botanic Properties have acquired a property in Bedford, Massachusetts, with plans to convert the site into a cutting-edge biomanufacturing facility. The joint venture will redevelop 45 Crosby Drive under their GenesisM platform, which focuses on purpose-built life science and manufacturing real estate. Terms of the deal were not disclosed.
The 154,000-square-foot facility will be designed to support clinical and commercial-scale biomanufacturing. The redevelopment aims to alleviate key industry challenges such as high capital expenditure, prolonged construction timelines, and limited availability of specialized space, according to the firms.
GenesisM’s Enhanced Core design is central to the project, promising reduced tenant build-out time and construction costs. The design is intended to accommodate biotech firms of varying scales by offering a flexible and efficient infrastructure aligned with product maturity and regulatory needs.
The future Bedford facility will include features such as 12,000 amps of electrical power, 27-foot ceiling heights, up to 18 loading berths, and 40-by-40-foot column spacing. It will also support multiple tenants with independently regulated operations. Located on a 15-acre site along the Route 3 corridor, the property is positioned to attract regional talent and offers direct access to Kendall Square, a global biotech hub.

Bain Capital’s real estate arm has invested in over 7 million square feet of life science property since 2013 and currently manages more than 5 million square feet in strategic U.S. markets.
Botanic Properties, a developer focused exclusively on life sciences, said the partnership with Bain Capital enhances their ability to meet sector-specific demands.
