BioMed Realty, TransMedics Finalize 498,000-Square-Foot Lease at Assembly Innovation Park

SOMERVILLE, Mass. — BioMed Realty and TransMedics Group, Inc. said TransMedics has signed a full-building, 498,000-square-foot lease at Assembly Innovation Park, a life sciences development in Somerville developed by BioMed Realty.

The recently constructed 12-story commercial research and development facility will serve as TransMedics’ new global headquarters and manufacturing hub. The building is LEED Platinum and WELL certified and was designed to support both operational efficiency and workforce wellbeing.

Under the agreement, TransMedics will lease 100 percent of the building for 16 years. The company has also acquired the adjacent land parcel and a portion of the parking structure within the campus to support future expansion.

BioMed Realty said the facility reflects its long-standing focus on developing infrastructure tailored to the needs of life sciences companies, with large floor plates, extensive amenities, and the ability to support complex operational requirements.

Assembly Innovation Park is located within Somerville’s Assembly Square mixed-use district, offering proximity to Interstate 93 and access to the MBTA Orange Line. The location provides connectivity to Greater Boston’s academic institutions, clinical centers, and life sciences workforce.
