BOSTON, Mass. — Roche is significantly expanding its research presence at One Milestone, the flagship life sciences building under construction at Harvard’s Enterprise Research Campus in Boston’s Allston neighborhood, increasing its planned footprint from 30,000 square feet to approximately 100,000 square feet.
Tishman Speyer and Breakthrough Properties said the expansion will be delivered in phases beginning in mid-2026. Roche first announced plans for the Innovation Center in March 2025, describing it as a joint hub for Roche and its Genentech division, with long-term capacity to support up to 500 employees.
The expanded Innovation Center is expected to focus on Cardiovascular, Renal, and Metabolism research, along with artificial intelligence and data science initiatives aimed at supporting drug discovery and development. The facility will be located within One Milestone, which is intended to serve as the Enterprise Research Campus’s primary life sciences environment.

Breakthrough Properties, a joint venture of Tishman Speyer and Bellco Capital, is in advanced stages of construction on One Milestone. The two-building complex is designed to accommodate a range of life sciences users, from large global biopharmaceutical companies to early-stage firms operating within StudioLabs, Breakthrough’s lab-equipped, turnkey environments for high-growth companies.
Designed by Henning Larsen and Studio Gang, One Milestone includes shared laboratory and collaboration spaces, a double-height conference facility, and other amenities intended to encourage interaction among researchers. The campus sits adjacent to Harvard Business School, Harvard’s Science and Engineering Complex, the Kempner Institute for the Study of Natural and Artificial Intelligence, and Harvard’s Innovation Labs, positioning it as a focal point for academic-industry collaboration.
Construction on the first phase of the Enterprise Research Campus began in 2023 through a partnership between Tishman Speyer, Breakthrough Properties, and the Harvard Allston Land Company. The broader campus is planned as a mixed-use research district, with life sciences development positioned as a central component.
Roche’s expanded commitment at One Milestone adds to growing research activity at the Enterprise Research Campus as development continues and the site moves closer to initial occupancy.
